At Valley Consultancy we pride ourselves in delivering a high quality service within the building industry. All work that is carried out is fully insured and inspected by qualified tradesmen with an excellent level of experience. Our work is guided by the National Construction Code of Australia and referenced Australian standards.
Principal Leon Spicer has over 30 years of building experience being a tradesman roof carpenter and has been a registered builder for over 20 years. Over this time Leon has worked in new homes, extensions, renovations, commercial work and workplace training within the building industry.
At Valley Consultancy our rates vary subject to the size and complexity of the work to be undertaken. A guide for base rates are as follows not inclusive of GST (these are strictly an indictor only and not for quotation purposes) Metro area only. We do country work subject to conditions.

Building Inspection Reports New Homes (Practical Completion)
At practical completion your new home is ready for occupation apart from a few minor items. At this point an inspection is done with your builder, and a list of items for correction (if needed) is supplied for rectification. A final payment is then to be made to your builder, followed by hand over procedure. After these events have been done then hand over can proceed.

Building Inspection Reports Pre-Purchase (Existing Homes)
AS4349.1 This will occur when an existing home is being purchased usually with a real estate agent. It will normally be requested by a lending authority. There are guidelines for these reports in Australian Standards, and these reports primarily cover the current condition of the home, as the age of the home can limit the use of current Australian Standards.

Building Inspection Reports Under Construction
These reports are for buildings under construction and would occur through the various stages of construction to ensure compliance with Australian Standards. Usually these are done outside normal work hours for legal reasons. Building plans and specifications need to be supplied.

Building Consultancy Pre & Post Construction
Pre construction consultancy would occur mainly in the planning stage and can be used in general home design and contract selection. If you are using a competent design person this would be sufficient so we would not be required. Post construction is generally to assist in building disputes between any building contractors. Such disputes can be dealt with an appointed mediator for dispute resolution or it can be referred to the building commission and state administrative tribunal. We can assist with this.

Site Management
We can organise your job works from start to completion. Pricing is subject to size and complexity. At Valley, we can organise your job throughout the planning, the supervision of works and the management and payment of sub contractor stages.

Building Consultancy Sustainability
These reports are normally done pre-construction and we can advise on all points of a 6 star home addressing issues such as heating & cooling, insulation, orientation, window design, roof design and ventilation. We can also advise on existing homes.

Costing Reports and Estimating
These can be cost estimates of works based on the square metre industry rate and/or contain bulk or ordering quantities.

Asbestos Inspection Reports
With some uncertainty as to what is and what is not asbestos contained within buildings, testing can be done at two levels. One, on site visual and/or tested on site, and two, a sample can be removed and sent to a laboratory for more accurate testing.

Dilapidation Reports
These reports are done to ascertain the ongoing costs of maintenance to an existing building. These would give an estimated projected cost expenditure over time. Usually for rental homes or apartment blocks.

Pest Inspections
These are usually required by a lending authority for a pre- purchase. They simply report on any pest infestation to a property. Mainly to ascertain termite infestation and (if any) damage to a property.
